Expressions of interest open for Northshore Hamilton

Expressions of interest have been invited for the first stage of land in Brisbane’s largest urban redevelopment, the Port of Brisbane Corporation’s Northshore Hamilton project - an 80-hectare master-planned community that will house 10,000 residents.
Northshore Development Group today opened the competitive bid process for the first land to be released to the property development industry - 6.28 hectares comprising two parcels known as Lots 1 and 3.
The Northshore Hamilton development will make an important contribution to accommodating the projected boom in population growth for South East Queensland.
Port of Brisbane Corporation CEO Jeff Coleman said he was pleased to see the project moving into the next stage.
“It is envisaged that proposals for Lots 1 and 3 will set a superior standard for development, transforming a large tract of former port land to its highest and best use, and set a precedent to be followed in subsequent stages of development,” Mr Coleman said.
Northshore Development Group General Manager Jenny Ryan said there would be a two-stage selection process to determine the successful proponents to purchase and develop Lots 1 and 3.
“Proposals will be considered against a range of planning, aesthetic, ecologically sustainable design, development and financial criteria to determine a short-list,” Ms Ryan said.
“These allotments are located immediately adjacent to both the Brisbane River and the Royal Queensland Golf Course, and feature views of the Brisbane CBD, Brisbane River, Western Ranges, Gateway Bridge and the Golf Course.”
Lot 1 has 377 metres of Brisbane River frontage, 452 metres overlooking the Royal Queensland Golf Course and adjoins the 2.5 hectare Northshore Riverside Park. This site has the capacity to be developed for a range of residential options from single detached dwellings to apartment buildings up to five stories.
Lot 3 is Northshore’s first high-rise development opportunity, which will also accommodate retail and commercial facilities. It has unobstructed southerly views of the Brisbane River across the Northshore Riverside Park, the lot’s southerly neighbour.
The deadline for submissions of expressions of interest is 28 February 2008.
The ultimate development of Northshore Hamilton will incorporate a two kilometre riverwalk and cycle along the site’s frontage to the Brisbane River, 13 hectares of open space including parklands, a range of residential options, retail and commercial spaces, and access to public transport and infrastructure.
Construction commenced at Northshore Hamilton in October, with earthworks already underway on the 2.5 ha Northshore Riverside Park and the 1.3 kilometre extension to MacArthur Avenue.
